雙租戶

有位朋友正在猶豫買全新樓或二手樓,想我給他分析一下。說真的,很難三言兩語便下決定,先要詳細分析個人需要再下定案。 首先要解決限制因素,例如是否已鎖定某區置業,基於工作/校網便利或鄰近家人居所等作為考慮。之後是要清楚自己的預算,每月供款能承受多少,首期及裝修開支的準備。下一步再比較同區新舊樓呎價,物業質素、配套、屋則等。 朋友從小與家人居住在美孚新邨,置業是為兩三年後結婚組織家庭作打算。最初考慮34及41校網,即是何文田及九龍塘一帶,可惜以朋友的預算只看中了三房舊樓(樓齡達五十年)或細兩房全新樓盤,似乎不完全合心意。最終朋友作出的決定是在荔枝角購入三房屋苑式舊樓(樓齡約二十年),原因是由新婚至打算生育可能長達五年,這段時間寧願住近家人可互相照應。日後有小孩也可以選擇把現居所租出,再另租合適校網單位,居住兩三年,小朋友適應後又可收回現居所重住,方便長老們照顧孫仔孫女。 朋友提出一小插曲,他畢業後曾租住全新樓,因為新樓入住後幾年,不斷有人裝修,每天搭電梯及行出大堂都沙塵撲鼻,令他的氣管敏感持續發作,才搬回跟家人同住。 在外國及內地,不少人因為工作或上學需要,會到外面租屋,不同的是在內地租金便宜,他們可能不考慮把老家租出,逢周五回去住至周一又回來工作讀書。香港寸土尺金,在個人經濟壓力下,可以考慮成為「雙租戶」,即是把自置物業租出,再因應自己需要另外租屋住,把風險減低又達到方便自己的目的。 撰文 : 王大偉 欄名 : 設計人生 Source link
