The Newport County housing market is settling into a new rhythm this summer. After several years of record-setting growth, increased inventory and longer days on market are pointing toward a more balanced environment. According to Zillow, the average home value in Newport County is now $759,734, up 4.5 percent over the past year. Homes that are priced appropriately still move quickly, but more listings are lingering and selling below asking. Sellers aiming for peak-pandemic numbers are finding that buyers are taking a more deliberate approach, with negotiations and timelines stretching out compared to just a year or two ago.
Even with this shift, demand continues to outweigh supply. The added inventory has not been enough to tip the scales, and sellers still enjoy an advantage when homes are well-priced and well-presented. The difference today is a steadier, more measured pace, as buyers and sellers alike recalibrate expectations.
This weekend offers a perfect snapshot of that evolving market, with 42 open houses scheduled across Newport County. Buyers will find everything from waterfront estates to village condominiums to long-held family homes, reflecting the full range of opportunities in our community.
