Hong Kong’s hotel investment market is witnessing unprecedented growth, with hotel deals constituting 45% of commercial real estate transactions in the first quarter of the year, marking the busiest quarter on record. Property consultants attribute this surge to investors capitalizing on distressed assets and a promising recovery in tourism, coupled with a declining room supply.

According to Colliers, investments in the hotel sector could soar to approximately HK$5 billion (US$637 million), reflecting a nearly 50% increase from 2024. JLL anticipates hotel transactions could reach US$800 million. Shaman Chellaram, senior director for Asia, valuation and advisory services at Colliers, noted that the transaction volume is expected to rise further in the latter half of the year, with discussions underway for larger assets.

Data from Colliers reveals that hotel deals last quarter amounted to HK$2.82 billion, driven by distressed opportunities and robust demand. Notable transactions this year include Nanyang Commercial Bank’s acquisition of the 598-room Hotel Cozi Harbour View in Kwun Tong for HK$1.87 billion, the Airport Authority‘s purchase of the 800-room Winland 800 Hotel in Tsing Yi for HK$765 million, and the HK$188 million deal for the 100-room MK Stay Hotel in Mong Kok.
