The family of Ma Ah-muk, a renowned minibus tycoon, is set to divest from select floors of The Center, a towering 73-storey skyscraper in Hong Kong’s Central business district. This move comes amid escalating high interest rates which have prompted many investors to offload property assets at discounted prices. Ma’s family is selling both the 45th and 27th floors of the iconic skyscraper, with the spaces being subdivided into 13 individual units, according to Centaline Commercial, the primary agent facilitating the sale. The size of these units ranges from 1,842 to 9,565 square feet, with initial offers coming in at HK$21,800 (approximately US$2,800) per square foot. This figure represents a significant 34% markdown from the HK$33,000 per square foot that Ma’s consortium paid in 2018.
The transaction five years ago placed The Center in the annals of history as the world’s most expensive skyscraper, courtesy of a HK$40.2 billion deal with Li Ka-shing’s CK Asset. The sale was hailed as a masterstroke by Li, coinciding with a property-market apex. The Ma family controls more than ten floors of the building and has also put the 53rd floor on the market.
According to an agent from Centaline, the 45th floor is notably the highest subdivided floor for sale within Central, marking the first instance that the owner consented to such a subdivision.
